Analysis of Borommaratchachonnani-Pinklao Area
Why is the Borommaratchachonnani-Pinklao Area Popular?
The inbound Borommaratchachonnani Road, located between Phutthamonthon Sai 2 and Phutthamonthon Sai 3 roads, is a prime residential area near the city on the western side of Bangkok. This is largely due to city planning laws that designate this area as a ‘White-Green Striped’ zone, a rural and agricultural conservation area meant to preserve the environment. The development of housing projects in this area requires a land area of 100 square wah or more, making it ideal for prime residential projects in a good environment. Additionally, the area is well-developed in terms of the economy, transportation, and utilities.
Convenient to Commute, Connected to Many Important Roads
This location allows convenient travelling in and out of the city via multiple routes, such as Borommaratchachonnani Road, Phutthamonthon Sai 2 Road, Kanchanaphisek Road (Outer Ring Road), Ratchaphruek Road, Phra Thep New Road (Phran Nok-Phutthamonthon Sai 4), and the Si Rat Expressway-Outer Ring Road, an elevated road that provides direct access to the inner city. The Light Red Line electric train from Bang Sue to Taling Chan also offers a quick alternative for commuting into the city. In the future, the extension of the Light Red Line from Taling Chan to Salaya, including the Salathammasop BTS station, will further enhance transportation options.
Superb Shopping Areas, Close to Hospitals and Leading Educational Institutions
The surrounding area is well-equipped with facilities to support daily life. Nearby amenities include Thonburi Fresh Market, Sanam Luang 2 Market, Central Salaya, Lotus Salaya, and The Paseo Kanchanaphisek for shopping. For healthcare, there are several hospitals such as Thonburi Hospital 2, Kanchanaphisek Medical Center, Kesemrad Hospital Bang Khae, Siriraj Hospital, and Taling Chan Animal Hospital. Educational institutions include Plearn Phatthana School, Nawaminthrachinuthit Satriwitthaya Phutthamonthon School, Mahidol University, Mahidol University International Demonstration School, and Mahidol Wittayanusorn School. Additionally, Taling Chan Metropolitan Police Station is located nearby, ensuring safety and security.
Urban Area Development
According to the draft of the Bangkok Metropolitan Administration's city plan, the area around Borommaratchachonnani Road will see the development of two suburban community centers: Taling Chan and Salaya. These centers aim to promote community-level commercial development linked to the rail mass transit system through Transit-Oriented Development (TOD). This plan will increase the density and variety of activities within the area while considering environmental impacts to support urban expansion, further enhancing the potential for future development.
